Vostok Projects is a project developer – sourcing and evaluating projects, purchasing or becoming JV partners with the owners of land plots, leases and rights and implementing the projects through supervised contractors and suppliers’. We apply strict due diligence and conduct pre-purchase geo-environmental surveys on sites to predetermine potential problems and need for soakaways.
There is a shortage of both executive housing and 4-5 star hotels in Vladivostok. Vostok Projects LLC, the first British-owned company to be granted Free Port residency by the Russian authorities is currently raising capital through its sister company in UK to develop a group of projects which will include a 25-story hotel, retail and condominium complex on the last greenfield city waterfront site in Vladivostok, a gated residential community on a seaside site in the North of the city and a corporate office and pioneer development of two luxury residences in the same area.
The Vostok Group is committed to invest €150 million in the launch stage under a financing agreement with an international investment company which will provide a guarantee to a commercial lendor.
In compliance with Russian government concerns at defaulting contractors we will not sell off plan so end purchaser funds are never at risk. Each shareholder has to undergo a KYC process
Lotus Village
Seaside middle income Residential Community
Our first project is Lotus Village, a complex of 100 high-tech homes, cascading down to Amursky Bay, just 15 kms from Vladivistok International Airport and 20 kms from Central Vladivostok.
The FESCO stadium, home to the Admiral Vladivostok ice-hockey team which plays in the Russian Kontinental Hockey League is three kms away.
Lotus Village is in Sad Gorod, a northern ecologically controlled suburb of Vladivostok and served by bus and electric commuter train services.
The individual 3-bedroom two-story family homes with garage will be 150 sq m each in a fenced plot of 490 sq m.
The community would be served by a 2,000 sq m community hub incorporating a restaurant, mini-market and sports facilities.
The homes would be sold ‘finished’ compared to most Russian housing which are sold “off-plan” and handed over as shells requiring installation of plumbing, electric wiring, bathroom and kitchen fittings etc.

With a unit freehold sales price equivalent to under quarter of a million dollars each (16mn Roubles) the homes will be marketed to regional owners seeking clean environmental living.
Our plan projects a 24-month completion from funding raised and an ROI of 60% equivalent to 30% per annum. There would be continuing income to shareholders from estate management and the 2,000 sq m community centre.

Hotel, Country Club and Championship Golf Course
housing projects in the region
The 500 acre site would be on undulating lowland suitable for development around two golf courses – an 18-hole competition course and a 9-hole short course. The amenities would include a clubhouse and country club with spa and fitness centre. A 200-room hotel incorporating a conference suite would be within the estate. Golf chalets and prestigious private residences would be built around the golf course. Target location is within 60 minutes drive of Artyom.
