What we do

Vostok Group locates and evaluates investment opportunities for the viability and capability of providing our investors the kind of returns they are looking for whilst ensuring risk is maintained at acceptable levels.
Vostok Projects works with local developers to evaluate and refine their proposals to ensure they are polished and appeal to international investors.

Through a variety of partnership models we work with developers on projects that are seeking additional expertise and funding, existing projects utilising this model include a significant residential property development.

Vostok Projects works with international entities including high net worth individuals and institutional investors looking to include property in the Primorsky Krai in their portfolio. Providing local assistance, brokering necessary introductions, performing the necessary due diligence, market research and opportunity evaluations required by those without a local presence.

Vostok Projects is a full-service property investment company that takes the lead on its own developments, seizing the opportunities with the greatest potential for returns. Preferring greenfield sites suitable for mixed-use, although our investment strategy does allow for a diverse range of property investment outside of those parameters.

Locations that can provide an integrated approach to a mix of residential, leisure, recreation, retail and commercial use are favored highly by our investor panel.

Our Story

A truly stakeholder driven business, founded to meet the pressing needs of private and institutional investors to facilitate their investments in the region. Established on the basis that the team will work tirelessly for anyone that we impact; buyers, investors, suppliers and professional partners.

Our success is measured by the satisfaction of those stakeholders we have identified and is driven by their needs and requirements. Our founder John Bonar, a British businessman with in excess of 30 years experience working in Russia set about finding the perfect management team for the vehicle that was to become Vostok Projects. With a considerable amount of hard work and a great deal of luck Natalia Anoshkina was identified as a potential CEO and convinced to join the team.

Free Port Status

It is Vostok Projects intention to apply for residence in the Free Port of Vladivostok. This development area is huge, encompassing several ports in the Far East and also several municipal areas.

Companies accepted for residence in the Free Zone are extended a number of tax privileges including:

> 7.6% of the total amount of social insurance fees for 10 years, upon the receipt of the resident status; Usually it is over 22% in Russia including penision.

> 5% profit tax (0% to the federal budget and not more than 5% to the regional one); Elsewhere in Russia it can be 20%

> 0% of the land tax for 5 years;

> 0% of the property tax for 5 years and 0.5% for the next 5 years;

> 10 days accelerated procedure for Sales Tax — that’s VAT — refund.

  • Vostok Projects LLC has been confirmed on 28 January 2019 as Resident of the Free Port of Vladivostok giving it huge tax benefits helping to meet projected returns to investors.

Active Projects

We currently have three projects that are active:

Located in the outskirts of Vladivostok, this secure, private gated residential community will be home to  70 families and provide the necessary amenities to support their needs, including a general store, restaurant & sports facilities.

The last remaining greenfield site for development in Vladivostok city centre. It has an enviable waterfront location and planning permission for a hotel, leisure facilities, commercial space and condominium apartments. 

In Sad Gorod, the same Vladivostok suburb where we are planning to build the Lotus Village gated Community a site of just under one acres with a new villa is available.
